Ltd. breaks the prohibitive link between high cost and architectural, designer and custom homes.  A dedicated, focused and highly skilled Civil Engineer has finally brought to the Perth home builder market a building company that cuts the cost per m2 for luxury homes to a rational and fully transparent minimum. 

Cost Plus: The best way to de-mystify construction costs is to make the entire process transparent.  The best contractual tool to implement this is a cost plus contract.  Through integrity and dedication, MY building Company has developed a firm and verifiable record in cutting construction costs for clients using Cost Plus contracts. Savings are typically in the order of 15% or more over fixed price construction (with identical specifications). If you have little dependency on the banks then this is the best option for you.  You can typically save tens of thousands of dollars on a typical 300m2 home and hundreds of thousands of dollars for larger constructions.

Fixed Price: If you do not have the ability to borrow against assets or have available funds, most banks will insist on a Fixed Price contract. For custom homes the margins for competitors Fixed Price constructions are excessive.
MY Building Company also offers to undercut Fixed Price or Lump Sum contracts of competitors by approximately $10,000 (subject to verification and costing). More – depending on how excessive the competitors quotes may be.

Company Profile and Ethos

We seek to progress our position as a builder of choice in the construction of designer, architectural and 2 storey homes. Our vision is to continue providing a lean, professional, quality and highly competitive alternative to achieve this.

We service sites that are within approximately 20 minutes of our office which is located in East Fremantle. This allows us to provide the dedicated and immediate attention to construction that sites require and clients deserve.

Without intelligence and consideration, from management to physical construction, a skill in a particular task or craft alone is almost meaningless. The thoughtful and fair consideration of all the people we interact with is fundamental to the operation of the company. We have subsequently attracted those trades, suppliers and craftsman that are intelligent and considerate in turn.

Construction Costs

Once you move out of the minimal display home market the raw cost (per m2) of material and labour to build the basic structure of most houses is essentially the same (including 2 storey homes). 
You can build a 3 storey 800m2 mansion in an up market area and you can build a 300m2 two storey home in the suburbs and the cost per m2 is very similar given the same fit out specification. The cost to fit out to a high specification rarely equates in cost per m2 to the inflated margins that builders charge. For a high end fitted out home allow approximately $500/m2 for the fit out + pool + landscaping on top of the the standard $1200/m2 for a basic lock up live in construction.

Architectural and designer homes typically attract higher pricing for the following reasons;

  1. Most builders will approach quoting in the following way; “I see you want a fancy home in a very nice location - I will give you a fancy quote.”  Plus every other builder in this market  is charging the same high prices and still getting work.
  2. Most clients do not know there is an option of going cost plus where the builders margin can often be halved from about 30%(plus) for a fixed price to a cost plus margin of 16.5% + GST (MY building Company). 
  3. Banks may insist on a fixed price and frustrate the market from being more competitive with cost plus contracts.  The recent GFC is another excuse to reinforce this.  Not forgetting that the banks are benefiting greatly by getting you to loan another %15 plus by going fixed price. Which for a $500,000 home = $75,000 of additional loan to pay down!
  4. To a lesser extent the drawings and specifications for custom homes can be more onerous and require more time and thought.   This is more an excuse than a reason for the builder to step into the mindset of charging disproportionately high margins.

From my current 2010 actual construction data the all in cost for a typical architectural, designer or custom home is about $1500/m2.  This Includes an upper middle range finish and  fit off – cabinetwork,  floor coverings, tiling, plumbing fittings and light fittings, painting builders fee and GST.  (Not including white goods).
If you strip back the fit off specification and finish to the basic lock up live in then you will bring this back to approximately $1200/m2.

If you get prices higher than these and the fit off specification does not include some exotic/ expensive fittings then you will essentially be paying the extra 15% plus as additional builders margins.
